At this point, you have an accepted purchase agreement. Hooray! And as part of that purchase agreement, you have the right to preform a home inspection before moving any further in the home buying process. This post and video have been written with you in mind. Typically, after your agreement has been accepted, the buyer will have about ten days to schedule an inspection on the home.
Prices for home inspections will vary depending on what plan you choose. But in Michigan, you can expect to pay between $300-$800.
It’s important that you hire a certified home inspector. If you cannot find an inspector, let us know and we can help you locate one in the Byron Center area.
You don’t necessarily HAVE to get an inspection, but we highly encourage every one of clients to have an inspection done. An inspection is a wonderful opportunity to get a better idea of the property you are buying. It’s like pre-emptive insurance. It is also a great opportunity to have a professional, non-bias expert look at your home and give you an evaluation.
Most home inspections take about 2-4 hours
It is the inspectors job to tell buyers everything that is wrong with the property. Essentially, they walk through the house and give you a list of the assets and faults of the home.
Sometimes as a result of this list, homebuyers will walk away from the home inspection feeling very discouraged. We encourage everyone to look objectively at your list. Go through it and decide which items are a big deal and which items aren’t. After your inspection ask yourself, Knowing what I know, am I still willing to buy this home?
