What is Buyer Agency?

Research shows that 88{16e476496f5f3a73cb19f20a476d08f8bca71b0bf9338242f1d2bf6ed337f382} of buyers use a real estate agent to help them buy their home.  What are the perks to buyer agency and why should you care?  When you sign a contract with a realtor to represent you as a buyer, you are securing your own interests throughout the process.  A buyer’s agent is obligated, under law, to protect your confidentiality, seek your needs, show homes, and educate you about these homes.  In addition and perhaps most importantly to many of us, the buyer agency agreement allows the buyer’s interests and needs to be represented at the negotiation table.  If a buyer chooses not to hire an agent, the listing agent then must act on behalf of the seller in all aspects of the transaction.  You will be asked to sign a buyer agency contract at some point.  Read it carefully and know the terms.  If your agent truly has your best interests at heart, the terms will be fair and equitable.
