Often, these unique features can play both positively and negatively to prospective buyers. Many may agree with the seller and eagerly see its value. Others, may see the uniqueness as an undesired asset or something with little financial value. These features can often include unique items like:

-Outside of the normal range of square footage for neighborhood

The best idea for sellers is to maintain the joy you have in your home but trust the agent to guide pricing on the unqiue aspects of the home. They will have the most up to date information on the current market and buyer climate.
